Where is The Waterfront located?

The Waterfront is located on Daniel Island along the Wando River in Charleston, South Carolina. Situated on one of the island’s last remaining waterfront parcels, the community is within walking distance of the promenade of Daniel Island restaurants, shops, parks, and Credit One Stadium. Its central location also provides convenient access to Interstate 526, Charleston International Airport, Mount Pleasant, Downtown Charleston, and the area’s beaches, including Sullivan’s Island and Isle of Palms.

The Waterfront is approximately 12 miles from Historic Downtown Charleston and about 12 miles from the beaches of Sullivan’s Island and Isle of Palms. What retail and dining options are available at The Waterfront?

Are the docks at The Waterfront available to residents?

The marina currently offers transient docking, hourly, monthly, and annual boat slips, mooring options, access to Carefree Boat Club, the Daniel Island Ferry, and the Daniel Island Yacht Club sailing program. What is The Waterfront doing to be more sustainable?

Sustainability has been thoughtfully integrated into the design of The Waterfront’s Third Collection. Each home is built to be Net Zero Ready and incorporates enhanced insulation, high-efficiency HVAC systems, heat pump water heaters, all-electric construction, and energy-conscious building practices. What features are included in new residences at The Waterfront?

Homes at The Waterfront are thoughtfully designed with modern finishes and timeless Lowcountry architecture. Standard features include open-concept floor plans, premium kitchens, spacious outdoor living areas, recessed LED lighting in main living spaces, energy-efficient construction, and designer-selected finishes. Depending on the residence type, homeowners may also enjoy private garages, expansive terraces, elevator-ready construction, and panoramic views of the marsh and Wando River beyond.

Can an elevator be added to a Townhome or Marshfront Home?

Yes. Townhomes and Marshfront Homes at The Waterfront are designed to be elevator-ready. Structural support and utility rough-ins are incorporated during construction to simplify the installation of a residential elevator in the future, should a homeowner choose to add one.

Can I make changes to my home after purchase?

Yes. Homeowners may make improvements to their residence; however, certain modifications require approval from The Waterfront Homeowners Association before work begins. Structural, exterior, mechanical, electrical, plumbing, and many interior renovations are subject to architectural review to help preserve the quality, appearance, and long-term value of the community.

Homeowner Amenities

How do residents receive mail and packages?

Each residence includes a dedicated mailbox at The Post, The Waterfront’s convenient mail and package center. In addition to regular mail service, the on-site management team securely accepts and stores package deliveries, making it easy for homeowners to enjoy the community’s lock-and-leave lifestyle with confidence.

Which internet, television, and phone services are available?

The Waterfront is exclusively served by Home Telecom. Internet, television, and voice services are included as part of the homeowners association dues. Prior to move-in, homeowners simply establish a personal Home Telecom account to activate service and may choose to upgrade to enhanced internet speeds, television packages, or additional services based on their individual needs.

Will I have dedicated parking for my residence? Is guest parking available?

Yes. Marshfront Homes and Townhomes each include a private two-car garage. Condominium residences receive assigned parking spaces within the community’s covered parking garage based on the residence size. Convenient on-street public parking throughout The Waterfront provides ample parking for guests and visitors.

How long can I leave my residence vacant?

One of the greatest advantages of living at The Waterfront is its low-maintenance, lock-and-leave lifestyle. Homeowners frequently travel for extended periods or use their residences as seasonal homes. While residences may be left vacant as long as desired, homeowners are encouraged to have someone periodically check the home, run water fixtures, and ensure everything remains in good condition during extended absences.

Ownership & HOA

Are pets allowed at The Waterfront?

Yes. The Waterfront is a pet-friendly community, and homeowners may have up to two household pets in accordance with the community’s HOA Rules and Regulations. Residents enjoy miles of walking trails, waterfront parks, and open green spaces throughout Daniel Island, making The Waterfront an ideal place for both homeowners and their pets.

Can homeowners lease their residence?

Yes. Homeowners may lease their residence, subject to the community’s governing documents. Leases must be for a minimum term of one year, and community leasing limitations apply. Prospective homeowners should review the HOA documents or contact the sales team for additional details.

Do homeowners pay Daniel Island Town Association (DITA) dues?

Yes. Daniel Island Town Association (DITA) dues are included within The Waterfront Homeowners Association dues, allowing homeowners to make a single payment while enjoying the many parks, trails, and community amenities that Daniel Island provides.

What do the HOA dues include?

The Waterfront Homeowners Association dues are designed to simplify homeownership by covering many of the services associated with maintaining a luxury waterfront community. Dues include water service, high-speed internet, television and voice service through Home Telecom, flood insurance, wind insurance, the building’s master insurance policy, exterior maintenance, landscaping, common area upkeep, professional on-site management by East West Hospitality, and access to the community’s private owner amenities. Individual homeowners are responsible for maintaining an HO-6 insurance policy to protect their personal belongings and interior improvements.

Is there a homeowner warranty?

Yes. New residences purchased directly from the developer include a one-year limited warranty covering qualifying defects in materials and workmanship. This warranty provides homeowners with added peace of mind during their first year of ownership. Resale residences are not covered under the developer’s new home warranty.

Who manages The Waterfront?

The Waterfront is professionally managed by East West Hospitality, one of the nation’s leading hospitality and community management companies. With an on-site management office located within the community, homeowners benefit from responsive service, day-to-day operations, maintenance coordination, homeowner communications, and HOA administration. Residents also have access to BuildingLink for community communications and service requests, along with Vantaca for HOA billing and account management.

Community & Development

Will additional development continue at The Waterfront?

Yes. The Waterfront is a thoughtfully planned mixed-use neighborhood that continues to evolve as additional phases are completed. Future development is currently being under construction or in the design stage with current plans including new residential offerings, hospitality, retail, and public gathering spaces that build upon the community’s original vision of creating a vibrant, walkable waterfront destination on Daniel Island. As each phase is introduced, it is designed to complement the existing neighborhood while enhancing the overall experience for both residents and visitors.

Will future development affect access to the waterfront?

No. Public access to the waterfront remains a fundamental part of The Waterfront’s community design. Waterfront parks, walking trails, public docks, restaurants, and gathering spaces will continue to serve both residents and visitors as future phases are completed. New development is intended to enhance the overall waterfront experience while preserving the neighborhood’s walkability and connection to the Wando River.

Is there a long-term parking strategy for The Waterfront?

Long-term parking has been an important component of The Waterfront’s master planning from the beginning. As each phase of development has progressed, East West Partners has worked to thoughtfully plan for the parking and infrastructure needs associated with its residential and commercial development, while recognizing The Waterfront as part of a larger, active district enjoyed by residents and visitors alike.

Upon completion of Phase 4, East West Partners will have provided approximately 200 more parking spaces than required by zoning for its residential and commercial uses, as well as nearly 100 on-street parking spaces throughout The Waterfront. Together, this parking helps accommodate activity within the neighborhood while contributing additional parking capacity within the broader waterfront district.

How many public parking spaces currently exist throughout The Waterfront?

There are approximately 332 public parking spaces within a quarter-mile radius of Waterfront Park. Public parking is located along River Landing Drive, throughout the surrounding streets within The Waterfront neighborhood, and behind the businesses along River Landing Drive. These publicly accessible spaces help support visitors to the parks, restaurants, waterfront docks, retail, and community events.

What is planned for the parcel of land currently being used as temporary public parking?

The parcel being used as temporary parking is planned to become home to a boutique waterfront hotel, continuing the vision for The Waterfront as a vibrant mixed-use neighborhood with residences, hospitality, dining, retail, and public gathering spaces. The site has been designated for future development since the original Daniel Island master plan was established more than 30 years ago. While it has been made available for temporary public parking in the interim for community benefit, it has always been intended to become part of the completed Waterfront neighborhood.
